Housing Associations experience

The Social Housing Group acts for over twenty five Registered Social Landlords and examples of matters on which we have recently advised are as follows:

  • the acquisition of properties in Swansea, including those by way of a CPO, for the purpose of a £23million creative plan to regenerate the city centre including not only housing but also commercial floor space, part of which is to consist of a ‘creative cluster’ of advertising, design, film, new media, dance, fashion, art and print workshops.
  • a golden brick contract whereby the completion of the transfer of land was delayed until the development had been part-built to the ‘golden brick’ stage, the advantage being that the sale of the site was then treated as a zero rated supply for the VAT.
  • advising Housing Associations on the different corporate structure options for the purposes of establishing social enterprise companies to deliver sustainable and long term benefits for their tenants and the local community.
  • providing constitutional advice on whether a project, which involved acquiring a former hotel and undertaking substantial remediation work before granting a long term lease of the premises to a not for profit organisation to enable it to run a community centre which would offer educational and recreational courses to the community, was within a Housing Association’s scope of powers.
